Brooklyn mixed-use development recognized as Commercial Development of the Year in Long Island
BROOKLYN, NY — March 26, 2026 — Verada is proud to announce that 1 Wythe Avenue has been named a 2026 CoStar Impact Award winner for Commercial Development of the Year in Long Island. The award recognizes standout projects that have made a significant impact on their markets, and 1 Wythe Avenue was honored for its forward-thinking blend of office, light manufacturing, and retail uses in one of Brooklyn’s most dynamic waterfront locations.
Located at the gateway between Greenpoint and Williamsburg, 1 Wythe Avenue has emerged as one of Brooklyn’s most ambitious and consequential new commercial developments in recent years. According to CoStar, the seven-story property was conceived not as a traditional single-use office building, but as a modern industrial-commercial development designed to respond to contemporary tenant needs while honoring Brooklyn’s manufacturing history.
The building’s flexible design, prominent frontage, oversized floor plates, and high ceilings have positioned it to accommodate a broad mix of users. CoStar noted that the approximately 102,000-square-foot project includes a mix of office, light manufacturing, and retail space, with availabilities ranging from approximately 2,700 square feet to full-floor occupancies exceeding 18,000 square feet. The property also features an 8,000-square-foot tenant rooftop deck and a 2,600-square-foot private terrace on the sixth floor.
A defining feature of the project has been its ability to turn zoning and market challenges into an advantage. Rather than viewing light manufacturing requirements as a constraint, the project team embraced them as part of the building’s identity. That strategy helped attract major Brooklyn-based tenants including Brooklyn Brewery and Acme Smoked Fish, two long-standing local institutions that helped solidify the project’s relevance within the borough’s evolving commercial landscape.
