Verada Arranges Two Long-Term Commercial Leases at 395 Carroll Street in Gowanus Totaling 15,721 Square Feet

Sola Salon Studios leases 8,251 SF for a 10-year term and Blooming Prep leases 7,470 SF for a 15-year term at Rabsky Group’s mixed-use development in one of Brooklyn’s fastest-growing neighborhoods

BROOKLYN, NY — May 4, 2026 — Verada announced the completion of two long-term commercial leases at 395 Carroll Street in Gowanus, Brooklyn, totaling 15,721 square feet. The transactions include an 8,251-square-foot, 10-year lease with Sola Salon Studios and a 7,470-square-foot, 15-year lease with Blooming Prep, further advancing the commercial tenancy at one of Gowanus’ major mixed-use developments. Rabsky Group is the developer of the project, which is part of a broader transformation in Gowanus that has been projected to bring more than 8,000 new housing units and roughly 700,000 square feet of commercial space to the neighborhood.

The Sola Salon Studios lease consists of 705 square feet on the ground floor at an asking rent of $100 per square foot and 7,546 square feet on the second floor at an asking rent of $75 per square foot. The lease term is 10 years. Brendan Thrapp and Nathaniel Mallon of Verada represented both the tenant and landlord in a dual agency capacity.

The Blooming Prep lease consists of 3,754 square feet on the ground floor at an asking rent of $95 per square foot and 3,716 square feet on the second floor at an asking rent of $75 per square foot. The lease term is 15 years. David Dubinsky, Brendan Thrapp, and Nathaniel Mallon of Verada represented both the tenant and landlord in a dual agency capacity.

Located within Rabsky Group’s large-scale mixed-use project at 395 Carroll Street, the commercial component is coming to market as Gowanus continues to evolve into one of New York City’s most closely watched growth corridors. The development at 395 Carroll Street and 325 Bond Street has been reported as a 526,000-square-foot project that will deliver residential units alongside approximately 51,000 square feet of commercial space, positioning it to capture the demand being created by the neighborhood’s rapid residential growth.

Sola Salon Studios, founded in 2004, operates a salon suite model built around move-in-ready private studios for independent beauty professionals. The company says it supports a community of more than 20,000 beauty professionals nationally. This transaction marks the second Brooklyn location Verada has secured for Sola.

Blooming Prep is a Brooklyn-based early childhood education operator focused on nurturing, child-centered learning environments for young families. The 395 Carroll Street transaction marks Verada’s second completed lease with Blooming Prep, continuing an existing relationship as the group expands its footprint in Brooklyn.
