Property Type: Luxury mixed-use condo building w/ 44 units
Asset Class: Retail Condo
Owner: Northlink Capital
Size: 4,000 SF
Tenants: Medical Baker Pediatrics
Verada Retail recently identified a new tenant to occupy 4,000 SF on the ground floor at 510 Driggs Avenue—a 44-unit luxury condominium located in the heart of Williamsburg. Baker Pediatrics will now join adjacent tenants, The Learning Experience and Boris & Horton.
The Verada Team, including managing partners Brendan Thrapp and Nathaniel Mallon, used progressive leasing techniques to identify the most suitable tenant for the neighborhood and building. Going beyond traditional marketing campaigns, Mallon and Thrapp implemented the Verada Approach to identify and vet prospective tenants by leveraging an omnichannel marketing strategy. Combined with their understanding of consumer demographics and demand, and considering current occupancy, Verada Retail identified Baker Pediatrics as an optimal tenant for the space.
Baker Pediatrics has executed a 12-year lease with landlord, Northlink Capital.
Baker Pediatrics provides “patients with top-level concierge care rooted in nurturing hospitality and excellence.” Founded and led by healthcare professional Zeyad Baker, MD, Baker Pediatrics’ mission is to “blend a dedication to personal, exemplary care with simple and innovative technology that removes the countless barriers and inconveniences that stand between the doctor and patient.”
Baker is a Georgetown University and Ross University graduate and brings more than a decade of experience to the community. He has won several awards, including the New Jersey Top Doc Award, the Compassionate Doctor Award, and the Patient Choice Award.
Verada Retail identified Baker Pediatrics as an ideal co-tenant for existing resident The Learning Experience. The Learning Experience is an academy of early education that uses fun, hands-on activities to help children develop intellectually, socially, and cognitively. Its centers, which include 275 locations across the United States, provide customized care for children aged 6 weeks to 5 years.
The co-tenancy of a learning center and pediatrician in a single space best serves local residents, including the growing family community in Williamsburg. Mallon comments, "This is a fantastic co-tenancy. We sought out an operator with experience and skill, and I think it could not have worked out better. Adding Baker Pediatrics next door to a top-notch early education provider like The Learning Experience just makes sense. It is a great win for the neighborhood, ownership, and operators.”
The Verada Team continues to flip the script in commercial real estate by using a modern approach that combines modern technology with content-based marketing, supported by a deep understanding of the market. In the short time, the company has become an industry leader – pairing the perfect tenant and retail space and creating value not only for the landlord but also for New York City communities.
