Blooming Prep Signs 11,320 SF Sublease at 168 Montague Street in Brooklyn Heights

December 30, 2025 – Brooklyn, NYBlooming Prep has signed a 9+ year sublease totaling 11,320 SF at 168 Montague Street in Brooklyn Heights.Verada Retail represented the tenant in the transaction, with David Dubinsky and Nate Mallon leading the transaction on behalf of Blooming Prep. The space was subleased from CVS, which was represented by Cushman and Wakefield.
 

A Long Term Commitment Along Montague Street

The lease includes 8,083 SF on the ground floor, 1,035 SF on the mezzanine, and 2,202 SF on the lower level, bringing the total footprint to 11,320 SF. The recently executed lease with an asking rent of $75 PSF. Situated along Montague Street, one of Brooklyn Heights’ most established commercial corridors, the property offers strong street presence and a highly functional multi level layout.
